Exit date check
Every short-term loan ends on a date. Five questions show how solid your way out is — and what to tighten before you apply.
Why the exit matters more than the credit score
Banks lend on years of income. Short-term private lenders lend on the property and the plan to repay. That's why a strong exit can carry a scenario that has a patchy credit file or tax returns running late — and why a vague exit can sink an otherwise tidy application. The three exits lenders see most are a property sale, a refinance to a bank once the paperwork is ready, and a specific payment that's already on its way.
Build in breathing room. Settlements get pushed, banks ask for one more document and customers pay late. Setting the loan term a little past the expected exit date costs far less than an extension negotiated in a hurry. If your result flagged the property side, our calculator for how much you can borrow shows your equity position, and the costs explainer covers what to add to the payout figure.

When the exit looks solid, the enquiry takes about a minute. There's no credit check when you first enquire, and one desk handles your file from start to settlement. See if you qualify →
Frequently asked questions
Why does a short-term lender care so much about the exit?
Because a short-term loan is measured in months, not decades — it's designed to be repaid in one hit by a sale, a refinance or a known payment. The clearer and better evidenced that exit is, the easier the approval and the smoother the end of the loan.
What counts as evidence of an exit?
A signed sale contract or listing authority and appraisal, a bank's conditional approval, a signed contract or progress claim, a tax refund notice, or a settlement statement. The more official the document, the more weight it carries.
What if I score low?
It doesn't mean no. It means the exit needs work before you borrow — more time built into the term, a second property as back-up security, or a different structure. A lending specialist can talk you through it on the first call.
